Eight in ten homes predate 1980, and the water is local
Fountain Valley’s housing is old. The median home dates from 1972, and 82 percent of the 19,227 units were built in 1979 or before, against 6 percent in 2000 or later. Sixty-eight percent are detached houses and 65 percent of occupied homes are owner-occupied, so the typical job here is wall-to-wall carpet in a house whose carpet may already have been replaced once.
The city water department pumps from six wells in the Orange County groundwater basin and keeps one imported-water connection, and its 2026 report says the city supplied only groundwater in 2025. Hardness averaged 217 milligrams per liter, or 13 grains per gallon, with readings from 171 to 256. The average is very hard on the USGS scale, and USGS says hard water takes more soap and detergent to get things clean, so the rinse deserves attention.
The John Wayne Airport weather station has an average July high of 78.9 F, mild enough that humidity and airflow matter more than heat for drying. The weather service says Santa Ana winds are dry and most common from September through May. The Civic Center, Crossings, Southpark and Warner/Newhope plan areas are the city’s named districts.

Rugs, drapes and ducts in older houses
Carpet cleaning is the main call in a city of single-family houses, with rug cleaning and drapery cleaning for the rooms around it. Air duct cleaning is worth discussing in houses this age, though the EPA does not treat it as routine.

I particularly liked the way the lead cleaner described the PH balance of the solutions that they were using on our carpets. The acidic neutralizing rinse makes sure the floor doesn’t feel crunchy or sticky when it is dry. That extra step means our floors are very silky and totally residue-free.
My kids have turned the giant living room ottoman into a trampoline and it's forever soiled with imprints. Steam cleaning the hefty cloth removed all the dark grime and restored the original bright blue hue. The furniture which is the focus is clean and the living space appears a lot tidier today.
Thick outdoor seats were covered in tree algae and bird poop. Power-washings of the tough material killed any dirt from outside. We are pleased to be hosting barbecues from our clean chairs again.
