Why does the grout go dark again a week after I mop?

  • Kitchen floors, where grease settles into the lines and the mop spreads it
  • Showers and bathroom floors, where mold lives in grout that never fully dries
  • Patios and entry tile, where the outdoors walks in on every pair of shoes
  • Lobbies, restrooms and restaurant floors that get mopped nightly and still look gray

Because the mop is not cleaning the grout. It is pushing dirty water into it. California First Carpet Cleaning removes the buildup, mold and stains from tile and grout in homes and businesses across Los Angeles County, with fully licensed and certified technicians and eco-friendly products, and the reason it holds is that we take the soil out of the lines instead of moving it around on top of them.

Grout sits below the face of the tile and it is porous. Every pass of a mop runs down into that channel and leaves what it carried: grease from the stove, soap film from the shower, the gray that comes in on shoes. Store cleaners dry into a residue that grabs the next week's dirt faster than bare grout would. Mold gets a foothold in bathroom lines that never dry out between showers. Treating the lines first, then cleaning and rinsing the whole floor, takes that residue out, so next week's mop has nothing sticky in the lines to feed.

How we do it

The lines get treated before anything touches the tile. Scrubbing first only drives the buildup deeper.

  1. Look

Which tile, which grout, where the buildup is heaviest and what the last cleaner left behind. A glazed kitchen floor and a textured shower floor are not treated the same way, so we look first.

  2. Treat

The buildup, the mold and the stains get their treatment before any cleaning starts, so they let go of the grout on their own rather than being scrubbed further into it.

  3. Clean and rinse

The tile and the lines are cleaned together and the loosened soil is flushed out of the grout, not spread across it. A proper rinse follows, so nothing sticky stays behind to catch next week's dirt.

  4. Walk-through

You look at the floor with us before we pack up: the lines, the corners, the spot by the stove you were worried about. If a line still bothers you, it gets another pass while we are there.

What decides your quote

We do not publish a price per square foot, because a lightly used guest bathroom and a restaurant kitchen floor of the same size are different afternoons. The quote comes from five things.

  • Square footage, and whether it is one floor or every tiled room in the house.
  • Tile and grout type: glazed, natural stone, textured, wide lines or narrow.
  • How heavy the buildup is, and whether there is mold in the lines that needs treating.
  • Where the tile is: a floor, a shower, a backsplash, a patio; walls and vertical work take longer.
  • Furniture and access: what has to move, and whether it is an upstairs unit or a shop that opens at seven.

Always included

Every tile and grout quote, whatever it comes to, carries these.

  • A look at the tile and the grout before we quote, so you know what will come out and what will not
  • Treatment of the buildup, mold and stains, then the cleaning and the rinse
  • A walk-through of every line with you before we leave
  • The 100% satisfaction guarantee, on the kitchen, the shower and the patio alike

Walking on it, pets, kids and the shower: what to expect.

  • gone:
  • the buildup on the tile
  • the mold in the lines
  • the stains a mop only spreads
  • stays:
  • the tile, clean to the lines.

Walking on it again

A tile floor holds far less water than a carpet, but the grout does hold some, and how soon it is fully dry depends on the tile, how much came out of the lines and how much air moves through the room. We tell you before we leave what to expect for your floor, and whether to keep the shower off until the morning or just until dinner.

Pets and kids

The products are eco-friendly and chosen for the two rooms where this matters most: a kitchen floor that food gets dropped on and a bathroom a child bathes in. Mold in shower grout is one of the things this service is for, and taking it out of the lines is better for the air in that bathroom than covering it up. If the bathroom belongs to a child or to someone with a sensitivity, say so on the call.

Trust

The technician on the floor is fully licensed, fully certified and continuously trained, and will tell you before starting which stains are soil and which are the grout itself changing color, because the second kind does not wash out and you should not pay to find that out. Where a floor has both, you are shown which lines are which while the crew is still standing on it.

Where we go

Tile and grout cleaning from the beach cities to the foothills

Tile is everywhere in Los Angeles County: the patio off a beach-city condo, the bathroom of a foothill house that has had the same grout since it was built, the kitchen of a Valley rental between tenants. The crew comes to you, wherever in the county that is, and there is no shop to visit.

Questions

Asked while looking at the floor

Can you get the mold out of shower grout?

Mold in grout is one of the three things this service exists to remove, alongside buildup and stains. It gets treated before the cleaning starts so it lets go of the line rather than being scrubbed deeper. What we cannot promise is that it never returns in a shower that stays wet all day: run the fan, leave the door open, and it stays away far longer.

Do you clean patio and outdoor tile?

Yes. Patios, balconies and entry tile take more grit than any indoor floor, and the lines go dark fastest where the door opens. Tell us the rough size and whether the tile is glazed or natural stone when you call, and whether there is a hose bib nearby. Outdoor tile is quoted the same way as indoor: by the area, the type and how heavy the buildup is.

Is it worth cleaning grout that is already stained, or should I regrout?

Most dark grout is soil, not damage, and it comes back to its own color once the buildup is out. Some of it is the grout itself discolored or crumbling, and no cleaning fixes that. We look before we quote and tell you which you have. If the honest answer is that a line will not recover, you hear it before the work starts, not after you have paid for it.

When can I walk on the floor, and when can I use the shower?

Tile dries faster than carpet because the tile itself holds no water. The grout holds a little, so the answer depends on the tile, how much soil came out of the lines and how much air is moving through the room. The floor is usually ready first and the shower last, because the grout in it is the last to give up its water, and we tell you which is which for your rooms before we leave.

What decides the price of tile and grout cleaning?

The square footage, the type of tile and grout, how heavy the buildup is, whether there is mold to treat, whether the tile is a floor or a wall, and how much furniture has to move. A glazed floor with narrow lines and a stone shower with wide ones are different jobs at the same size, so there is no rate per square foot. Describe the rooms and the tile, and the number is for that floor.

What if the grout does not come back the way I hoped?

Then you call and we come back to it. The 100% satisfaction guarantee is the same for tile as for carpet: if the floor does not look the way we said it would, we make it right. The walk-through before we leave is there so that most of this gets settled on the day, while the crew and the equipment are still in your kitchen.
