A 1964 median home, imported water and large fire zones

Laguna Beach’s housing is old. The median home goes back to 1964, and 76 percent of its 13,598 units date from 1979 or earlier. Two thirds are detached houses, 16 percent sit in buildings with 2 to 9 units and 66 percent of occupied homes are owner-occupied. A house of that age may have been recarpeted more than once, so tell the office what yours has.

Laguna Beach County Water District serves central and north Laguna, and South Coast Water District serves South Laguna. The first district’s supply is surface water imported by the Metropolitan Water District, which measured 14 grains per gallon, or 236 milligrams per liter, in its 2025 data, with a range of 191 to 280. That is very hard by USGS’s yardstick, and the district lists no local source at all.

The Laguna Beach weather station shows an average July high of 79.5 F. The recommended 2025 state maps record 4,897 acres of the city as Very High fire hazard, 341 as High and 201 as Moderate, a little under the 4,999 Very High acres of the 2007 to 2011 maps. A protected wildland of about 7,000 acres, Laguna Coast Wilderness Park, fills the hills and canyons around the city.
