A creek town, so start with water on the floor

Reports describe a large part of southern and western San Anselmo as built on a natural floodplain. They also say heavy rain sends San Anselmo Creek over the center of town about every 15 to 23 years, by up to 4 feet, with floods in 1925, 1940, 1963, 1982 and 2005. A flood is rare in any single year, but a soaked carpet runs on a clock: the Carpet and Rug Institute puts the line at 12 hours, and says to call a professional if carpet is still wet after that.

Some floodplain homes were built on raised foundations to take minor, periodic floods. A raised floor can keep a small flood below the carpet, though not a burst supply line. Creek floodwater can fall in the cleaning trade’s most contaminated water category, and whether a soaked carpet can be saved depends on that and on how long it sat wet.

The rest of the year the questions are ordinary ones. The San Rafael Civic Center station, about two miles from the town center, has the closest full 30-year averages: a July high near 81 F and a January low near 43 F. Marin Water serves the town and lists reservoir water near 59 mg/L and Russian River water near 112 mg/L in its 2025 report, without saying which reaches a street.

Creek, rentals and 1950s frames

  1. A creek that has crossed the town center

Reports describe floods in 1925, 1940, 1963, 1982 and 2005, reaching up to 4 feet. Water that deep can reach the pad as well as the carpet.

  2. Nearly a third of homes are rented

Renters live in 1,651 of 5,224 occupied homes, about 32 percent. After a leak, a tenant can tell the landlord quickly and then call the office with the details.

  3. A median of 1955, with older pockets

The median home dates to 1955, and 1,583 of 5,498 units, about 29 percent, were built in 1939 or earlier.

Water first, then everything else

Water extraction leads here, because in a creek town a wet floor is judged by how soon it is dealt with. Carpet cleaning comes next for the rooms that stayed dry or dried out, then upholstery cleaning for sofas that sat near the water. Whatever the job, ventilate, and do not shut up a room with wet carpet in it.

I particularly liked the way the lead cleaner described the PH balance of the solutions that they were using on our carpets. The acidic neutralizing rinse makes sure the floor doesn’t feel crunchy or sticky when it is dry. That extra step means our floors are very silky and totally residue-free.

My kids have turned the giant living room ottoman into a trampoline and it's forever soiled with imprints. Steam cleaning the hefty cloth removed all the dark grime and restored the original bright blue hue. The furniture which is the focus is clean and the living space appears a lot tidier today.

  • Daniel R.

Thick outdoor seats were covered in tree algae and bird poop. Power-washings of the tough material killed any dirt from outside. We are pleased to be hosting barbecues from our clean chairs again.

Questions from San Anselmo

Creek water came into my San Anselmo house. What do I do first?
Stay out of standing water near outlets and cords, then call (844) 966-2005 at any hour; water extraction is on the service list. Photograph the room, lift small items and open doors and windows for airflow. A carpet still wet after 12 hours is a job for a professional.
If my house sits on a raised foundation, is the carpet safe in a flood?
Not always. Raised foundations were built to take minor floods, so a small one may stay below the floor. A larger flood, or a failure of plumbing inside the house, can still put water on the carpet. If you are unsure what happened, describe it and ask.
I rent in San Anselmo. Who books the cleaning?
Either side can start the request. About 32 percent of occupied homes in town are rented, so say whether you are the tenant or the landlord, and give the move-out date if there is one.
How soon will a San Anselmo carpet dry after cleaning?
The Carpet and Rug Institute’s range for a drying carpet is often 6 to 12 hours, and the true number follows airflow, humidity and pile type. Winter jobs lean on fans and open doors, since the January low averages near 43 F at the nearest station. No exact time can be promised.
