Large lots, thirty-year-old homes and flash floods

Apple Valley’s land use plan describes a rural town of large-lot neighborhoods where keeping horses is allowed, and about three of every four homes are detached houses. Yards like that come indoors on boots and paws. The town’s housing element counts 16,509 units, 63.2 percent of the stock, as built before 1990, and federal estimates put the median home at 1987. Carpet in a house that age may be original or a replacement, so tell the office which, and how many years it has been down.

Dry as the desert is, the General Plan’s flooding element records flash floods. A two-hour summer storm in 1963 flooded sections of downtown, a 45-minute storm in August 1974 flooded streets, homes and businesses, and a 1961 storm sent mud flows into houses near Bell Mountain. The Victorville weather station, about five miles away, averages only 5.52 inches of precipitation a year. Standing water on carpet is a job for extraction, and mud means soil worked into the backing, so say which you have when you call.

Liberty Utilities (Apple Valley Ranchos Water) serves most of the town from 19 deep wells, but Apple Valley has more than eleven water purveyors in all, so your supplier depends on your street. Liberty’s 2025 samples averaged 97 milligrams per liter of hardness, with readings from 27 to 200. Check which company sends your bill before you compare numbers.

Apple Valley homes by age and type

  1. A median home from 1987

Only 25.7 percent of units were built before 1980 and 26.7 percent in 2000 or later. Most of the stock falls in between, so expect carpet that has seen a couple of decades.

  2. Three in four are detached houses

Duplexes through large complexes add up to about 16 percent of units, and mobile homes to about 5 percent. Tell the office which kind you have, since floors and access differ.

  3. Horse lots and mobile home parks

The land use plan keeps large lots where horses are allowed and sets a separate designation for the mobile home parks that existed when it was adopted.

Where to start with big lots and sudden storms

Water extraction is the urgent one: the flood record shows how fast a dry spell can turn into wet carpet. Carpet cleaning covers the everyday wear of homes where the yard keeps coming indoors, and rug cleaning suits the entry and living room rugs that catch it first.

I particularly liked the way the lead cleaner described the PH balance of the solutions that they were using on our carpets. The acidic neutralizing rinse makes sure the floor doesn’t feel crunchy or sticky when it is dry. That extra step means our floors are very silky and totally residue-free.

  • Crystal M.

My kids have turned the giant living room ottoman into a trampoline and it's forever soiled with imprints. Steam cleaning the hefty cloth removed all the dark grime and restored the original bright blue hue. The furniture which is the focus is clean and the living space appears a lot tidier today.

  • Daniel R.

Thick outdoor seats were covered in tree algae and bird poop. Power-washings of the tough material killed any dirt from outside. We are pleased to be hosting barbecues from our clean chairs again.

Questions from Apple Valley

Does Apple Valley really flood?
The town’s own General Plan says it has. It records a two-hour storm in 1963 that sent flash flood water through downtown, a 45-minute storm in August 1974 that flooded homes and businesses, and mud flows into houses near Bell Mountain in 1961. If water reaches your carpet, call (844) 966-2005 and say how long it has been wet.
Which company supplies my water, and is it hard?
The town has more than eleven water purveyors, so look at your bill. Liberty Utilities, which serves most of the town, reported average hardness of 97 milligrams per liter in 2025, with readings from 27 to 200. Hardness shows mainly as spots on tile and fixtures.
Does blowing sand matter for my air ducts?
The General Plan reports wind-deposited sand and silt soils throughout the town, and the regional air district describes frequent high-wind events across the desert. The EPA says ducts need cleaning only with visible mold, vermin or heavy dust and debris, so look at your registers first.
Do you clean carpet in mobile homes and rentals?
Yes. About 5 percent of Apple Valley’s housing units are mobile homes, and about 30 percent of occupied homes are rented. Tell the office the type of home, the floor and where to park.
Will desert heat dry my carpet quickly?
It helps. The Victorville station averages a July high near 98 degrees, and the Carpet and Rug Institute says drying often takes 6 to 12 hours, longer with humidity or thick pile. Run a fan and keep the room open rather than closing it up.
