Large lots, horse properties and homes from the 1960s

Avocado Heights is mostly single-family. County planners report that residential zoning is mainly A-1 Light Agricultural, about 47 percent of the area, and R-1 Single-Family Residential, about 23 percent. Lots north of Don Julian Road are deeper, reflecting the community’s agricultural and animal-keeping history, while the newer part south of it has smaller lots on curved streets that end in cul-de-sacs. Federal estimates put the median home at 1963, with 83 percent of units built before 1980 and 41.1 percent before 1960.

The County recognizes equestrian districts here, where keeping horses and other large animals is part of the area’s character, and it requires stables and corrals to sit at least 35 feet from any habitable structure. Yard dirt and animal odor can follow boots and paws indoors, so entry carpet and area rugs take more than their share. Valley Boulevard, the northern edge, is described by County planners as a busy street with high levels of truck traffic from the industrial areas beside it, and they call Valley Boulevard and Interstate 605 busy freight corridors.

Summers are warm but not extreme: the Montebello weather station averages a July high near 89 degrees. The County’s area plan describes 25 miles of wildland-urban interface around the Puente Hills in neighboring Hacienda Heights, directly south, with many portions in Very High Fire Hazard Severity Zones, and the Los Angeles Almanac notes that Santa Ana winds, most common in late summer and early fall, can become hot and dry. If smoke from a hillside fire reaches a house, rugs and upholstery hold the odor.
