Brentwood’s houses and apartments sit apart. The City’s historic survey says nearly all improved streets have single-family houses, with multi-family housing confined mainly to the area between San Vicente and Wilshire boulevards and the Barrington Avenue corridor, and that development was most intense in the 1920s and in the postwar boom of the 1950s. In the 90049 ZIP code area, detached houses are 41.4 percent of units and larger apartment buildings 52.3 percent, and 46.6 percent of the 16,649 occupied homes are rented. The median home dates from 1968, and 33.7 percent of units predate 1960.

The Fire Department places parts of Brentwood inside the City’s Very High Fire Hazard Severity Zone, a zone that takes in most of the hilly and mountainous parts of Los Angeles, and it lists Castellammare and Beverly Glen beside it. The Getty Fire, reported on October 28, 2019 at 1800 North Sepulveda Boulevard, burned 745 acres and destroyed 10 residences, and LAFD warns that Santa Ana winds can trigger extreme fire danger. After the January 2025 Palisades Fire, LAFD issued evacuation orders and warnings in February for burned areas including Mandeville Canyon above Tanners Road because of the high risk of mudslides and debris flows in heavy rain.

The City’s survey names Westgate, Brentwood Park, Brentwood Glen, Mandeville Canyon, Kenter Canyon and Crestwood Hills among the neighborhoods. A weather station in the hills less than a mile away averages a July high near 82 degrees and 17.2 inches of rain a year. Water comes from LADWP’s Western Los Angeles area.
