Craftsman cottages, walk streets and damp coastal air

Venice’s housing is old. In the 90291 ZIP code area the median year built is 1959, with 74.1 percent of units built before 1980 and 51.7 percent before 1960. SurveyLA reports that the early north Venice tracts opened in 1904 and 1905, that construction ran through the 1910s and early 1920s, and that most residences were modest Craftsman and vernacular cottages. The Venice Canals area also has surviving bungalow colonies from about 1912. Old cottages tend to have old floors, so tell the office what is underfoot.

The Venice Land Use Plan calls the housing a blend of single-family homes, multi-family dwellings and mixed-use structures, including live/work artist studios. Renters hold 67.1 percent of the 14,337 occupied homes; 39.3 percent of units are detached houses, 21.8 percent sit in buildings of two to four units and 33.5 percent in buildings of five or more. SurveyLA notes that parts of north Venice were laid out with separate pedestrian walk streets, drive streets and alleys, so say which side of the property you enter from.

On the coast, mornings are often gray under the marine layer, usually in May and June but sometimes as late as August, and the Santa Monica Pier weather station, about two and a half miles away, averages a July high of 71 degrees. The Land Use Plan lists prevention of liquefaction and flooding hazards among the issues for the coastal zone, which includes the canals and Ballona Lagoon, and City Planning says sea level rise could threaten the canal and oceanfront communities. Water comes from LADWP’s Western Los Angeles area, with an average of 8.6 grains per gallon, or 147 milligrams per liter.
