A planned town with an art jury
Palos Verdes Estates was planned from 1923 by Frederick Law Olmsted Jr. and Charles Cheney. Deed restrictions required that most of the non-common land hold single-family homes, and an art jury reviewed style, material and color. The same planning gave the city its Mediterranean Revival core: Malaga Cove Plaza, a plaza and library building by architect Myron Hunt, with a Neptune fountain that replicates an original from Bologna. La Venta Inn, once the Vanderlip sales office, is the city’s oldest building.
Malaga Cove, Monte Malaga, Valmonte, Lunada Bay and Margate are all neighborhood names here. In houses like these, rugs and furniture matter as much as the carpet, and a small machine-washable rug follows a different path from a woven one. The Carpet and Rug Institute says a small washable rug can go through the wash in warm water with mild detergent, and that woven Oriental, Turkish and Persian rugs call for a professional.
The coast keeps summers mild, with only a few days a year at 90 degrees or hotter, so drying is more often a question of damp, cool mornings than of heat. Water comes through Cal Water’s Palos Verdes system, which buys treated water from the Metropolitan Water District, and its hardness runs from moderate to hard depending on which treatment plant supplied it.
Nine owners in ten, and almost all houses
Owner-occupied houses
About nine homes in ten are lived in by their owners, and nearly all are single-family detached houses. One person usually decides what gets cleaned, so say what you want done and how the rooms are used.
SourceMostly built before 1980
More than four homes in five predate 1980, so rugs and carpet may predate the current owner. Describe anything that came with the house: size, fiber if known and any past stains.
SourceA mild coast and a fire zone
About a third of the city’s land is in the Very High fire hazard tier, even though the coast keeps summer heat in check. If smoke or ash ever reaches your home, mention it on the call.

Rugs and fabrics lead, and drapes follow
In a city of mostly older houses, rug cleaning and upholstery cleaning are good places to start, since rugs and furniture that came with a house are the pieces that call for care. Drapery cleaning covers the curtains, and carpet cleaning handles the bedrooms and halls.
- Area rug cleaningShag, woven and delicate rugs. The fiber decides the method, so viscose and Oriental rugs get a careful look first, and some rugs are better washed in a plant.
- Upholstery & leather cleaningSofas, chairs and leather. The cleaning code on the tag (W, S, W/S or X) tells us whether the fabric takes water, solvent or neither.
- Drapery & curtain cleaningDrapes and curtains cleaned by the method the fabric allows, after a test on a hidden spot.
