San Clemente’s median home was built in 1983, with 44 percent of its 27,058 units dating from 1979 or earlier, 31 percent from 1980 to 1999 and 26 percent from 2000 on. The city’s water is normally a blend of imported Metropolitan water and its own groundwater, with water from the Baker plant of Irvine Ranch Water District added since 2017. In 2025 the city’s groundwater plant was offline for rehabilitation, so groundwater was not a source. The imported water measured 14 grains per gallon of hardness and the Baker water 17, both very hard on the USGS scale. Talega and parts of north San Clemente are served by other districts, so check your bill.
The Laguna Beach weather station averages a July high of 79.5 F. The state’s recommended 2025 maps show 4,864 acres of San Clemente as Very High fire hazard, 1,915 as High and 835 as Moderate, up from 2,876 Very High acres in the 2007 to 2011 maps.
