A lake, a reservoir and the county line

Westlake Village is built around Westlake Lake, a master-planned community that straddles the Los Angeles and Ventura county line, with roughly two thirds of the community in Thousand Oaks. Our service area is Los Angeles County, so the Westlake Village side is covered and a Thousand Oaks address is not. If your street is near the line, ask by phone at (844) 966-2005 before assuming either way.

Fire is the other defining fact. About three quarters of the city lies in the Very High fire hazard zone, and after a fire the county’s guidance is to use a HEPA-filter vacuum on surfaces.

Summers are hot inland, with July highs near 95 degrees in nearby Woodland Hills, and long cooling seasons keep an HVAC system working hard, which is why duct questions come up here. Water comes from Las Virgenes Municipal Water District, which imports all of its potable water, and the Las Virgenes Reservoir in Westlake Village holds about six months of supply for the district’s customers.

Houses and townhomes built over four decades

  1. Mostly owner-occupied houses

About four homes in five are owner-occupied, and seven units in ten are detached houses. Another one in seven is attached, and a few are mobile homes.

  2. A typical home from 1975

None predate 1950, and nearly all were built before 2000. Mention the age of the carpet when you call.

  3. Few apartments

Just one unit in fourteen sits in a small or mid-size building, and none in large complexes, so a house is the usual starting point.

Questions from Westlake Village

Is Westlake Village in your service area, given the county line?
Westlake Village is in Los Angeles County and is covered. The service area is the county, so a Thousand Oaks address on the Ventura County side is not part of it. Ask by phone if you are unsure.
Do I need duct cleaning if a fire burned nearby?
FEMA’s guide says the air handler should stay off until the worst of the soot is gone, and the county suggests considering duct cleaning and a MERV 13 filter after a fire. Outside of that, the EPA says routine duct cleaning is not needed.
Does the dry heat here dry carpet faster?
Often, but humidity, airflow and carpet type also count. The Carpet and Rug Institute says drying often takes several hours, and that is a guide only.
Do you clean drapes along with the carpet?
Yes. Drapery and curtain cleaning is a listed service, and one request can name the carpet, the rugs and the drapes. Describe the fabric, the lining and the length when you call (844) 966-2005.
Is the office reachable at odd hours?
Yes. The office is open every hour of the day, and the form is always available.
