Two water systems and the city’s smoke advice

Thousand Oaks has two water suppliers. The city’s Public Works system serves roughly 17,000 homes and businesses, and California American Water serves the remainder of Thousand Oaks and Newbury Park. Both pass along the same wholesale water from Calleguas, and both 2025 reports put its main imported supply at about 8.2 grains per gallon of hardness. That calcium and magnesium can spot tile and fixtures; on carpet, a careful rinse matters in any water.

When wildfire smoke drifts over, the city’s guidance is to fit an HVAC filter rated MERV 13 or higher, if the system accepts one, and to switch the fan from auto to on so more air passes through it. In May 2026 the county air district warned that Sandy Fire smoke might bring unhealthy air to Thousand Oaks and Newbury Park. Drapes and fabric chairs are porous and hold that smell, and a full recovery is never guaranteed.

More than half the housing went up before 1980, and close to three homes in ten are rented. An older room may have seen several carpets, and a lease ending is a natural point to book a cleaning.

An older stock with plenty of rentals

  1. A typical home from 1978

Older carpet can have worn backing or loose seams, and that changes how it is handled. Mention the carpet’s age when you call.

  2. Close to three in ten rented

Move-out cleanings matter to tenants and owners alike. If you rent, look for a carpet clause in the lease before booking.

  3. Townhomes and apartment buildings

Roughly one unit in nine is townhouse-style and about one in six sits in a building of five or more units. Tell the office about parking and which floor you are on.

Filters first, then ducts, drapes and floors

Air duct cleaning belongs on the list when smoke, visible mold, vermin or heavy debris give a reason, since the EPA does not recommend it as a routine job. Drapery cleaning answers the smoke odor that curtains trap, and carpet cleaning suits a housing stock this old and this often rented.

I particularly liked the way the lead cleaner described the PH balance of the solutions that they were using on our carpets. The acidic neutralizing rinse makes sure the floor doesn’t feel crunchy or sticky when it is dry. That extra step means our floors are very silky and totally residue-free.

  • Crystal M.

My kids have turned the giant living room ottoman into a trampoline and it's forever soiled with imprints. Steam cleaning the hefty cloth removed all the dark grime and restored the original bright blue hue. The furniture which is the focus is clean and the living space appears a lot tidier today.

  • Daniel R.

Thick outdoor seats were covered in tree algae and bird poop. Power-washings of the tough material killed any dirt from outside. We are pleased to be hosting barbecues from our clean chairs again.

Questions from Thousand Oaks

Who supplies my water in Thousand Oaks, and is it hard?
Your bill names either the city or California American Water. Their 2025 reports give nearly the same hardness for the main supply, about 140 milligrams per liter, because both buy the same imported water. It can leave marks on tile and taps, while carpet simply needs a good rinse.
What filter should I use when Sandy Fire smoke reaches Thousand Oaks?
The city suggests MERV 13 or better where your system can take it, with the fan set to on during smoke. Swap the filter before you think about ducts; the EPA saves duct cleaning for cases like mold or ducts packed with debris.
Is the Los Angeles County side of the line covered too?
Yes. The county line runs close to Thousand Oaks, and California First serves both Los Angeles and Ventura counties. Give your full street address so the booking goes to the right place.
Can a wool or viscose rug be cleaned like wall-to-wall carpet?
Not in the same way. Both fibers need gentler handling, and viscose can change texture or color when wet, so the method is chosen after a look at the rug. Tell the office what the label says.
Will someone pick up if I call late at night?
Yes, (844) 966-2005 is answered every hour of every day. Answering is not arriving, though: the visit is scheduled with you on that call or after the form comes in.
