Younger carpet, local wells and warmer summers

Camarillo’s homes are younger than the county’s overall. Federal housing estimates put the median unit at 1982, four years after the county median, and fewer than 5 percent were built before 1960. Close to two thirds of occupied homes are lived in by their owners, and an owner who picked the carpet may still hold its warranty papers. Have them handy when you call.

About 62 percent of the City of Camarillo Water Division’s supply comes from its own wells, desalter included, and the rest is bought from Calleguas, the regional wholesaler. The 2025 report averages the well water at about 177 milligrams per liter of hardness, in a range of 99 to 349, and the Calleguas supply at about 140. Some neighborhoods get water from other companies, so check your bill to see whose report applies. Whatever comes out of the tap, an extraction should end with a thorough rinse.

Thirty years of readings at the Camarillo Airport station average a July high of 78 F, warmer than the beach towns, so the AC is a ready helper while carpet dries. The 2013 Springs Fire started at southbound Highway 101 and Camarillo Springs Road and burned more than 24,000 acres. In November 2024 the air district warned of unhealthy air from Mountain Fire smoke in Camarillo and from wind-blown dust across most of the county.

Air duct cleaning is worth discussing after smoke or a dusty Santa Ana spell, though only the conditions the EPA lists make it necessary. Upholstery and leather cleaning complete the picture; look for the W, S, W/S or X code on a fabric sofa first.
