Different water on each side of town

Ventura Water draws on three sources, and its 2025 report shows how far apart they sit. Ventura River water averages about 437 milligrams per liter of hardness and Casitas water about 263, both feeding the west side and midtown, while the groundwater serving the east side and midtown averages about 637 and has tested as high as 911. Casitas delivers into the city as far as Mills Road. Harder supplies tend to leave more mineral marks on tile and taps, and a full rinse belongs in any carpet cleaning.

The 2017 Thomas Fire burned roughly 282,000 acres across Ventura and Santa Barbara counties and destroyed 1,063 structures, and CAL FIRE lists the City of Ventura Fire Department among the agencies on that incident. In January 2025, smoke from the Hughes Fire again made the air unhealthy for everyone here. Drapes, upholstered chairs and rugs are the pieces most likely to keep a smoke odor, because their fibers are porous.

The housing is old by county standards, with about a quarter of units built before 1960. Long-term figures from the nearby county airport put January nights around 46 F and July afternoons around 73 F, and marine layer days in late spring stay cool and damp, so cleaned cushions and drapes need moving air while they dry.

A quarter of homes predate 1960

  1. Older than the county

The median home here dates from 1973, against 1978 for Ventura County as a whole, and 63 percent of units were built before 1980.

  2. Four in ten homes rented

About 44 percent of occupied homes are rented. If you rent, agree with the owner on who books and who lets the technician in.

  3. Apartments and mobile homes

Roughly 22 percent of units are in buildings of five or more, and about 5 percent are mobile homes. Each kind of home can book the full list of services.

Fabric comes first after smoke

Upholstery and drapery cleaning lead in a city that has breathed heavy smoke, because fabric holds odor after hard floors are wiped down. Read the cleaning code on a sofa’s tag (W, S, W/S or X) before you call. Air duct cleaning is worth a conversation when the ducts themselves show a problem.

I particularly liked the way the lead cleaner described the PH balance of the solutions that they were using on our carpets. The acidic neutralizing rinse makes sure the floor doesn’t feel crunchy or sticky when it is dry. That extra step means our floors are very silky and totally residue-free.

My kids have turned the giant living room ottoman into a trampoline and it's forever soiled with imprints. Steam cleaning the hefty cloth removed all the dark grime and restored the original bright blue hue. The furniture which is the focus is clean and the living space appears a lot tidier today.

Thick outdoor seats were covered in tree algae and bird poop. Power-washings of the tough material killed any dirt from outside. We are pleased to be hosting barbecues from our clean chairs again.

Questions from Ventura

Why is Ventura water harder on the east side?
Because the source changes. The 2025 report shows groundwater for east and midtown Ventura averaging about 637 milligrams per liter, while Casitas water for the west side and midtown averages about 263 and Ventura River water about 437. Ask Ventura Water which source reaches your street.
Can smoke odor come out of drapes and a sofa?
Sometimes much of it does and sometimes it does not, and an honest cleaner will not promise either way. For the fine dust smoke leaves indoors, the county air district advises a HEPA vacuum and a damp cloth or mop. Drapes and sofas are then judged one item at a time from their care labels.
Do you cover all of San Buenaventura?
Yes. San Buenaventura is the city’s legal name, and the whole city is in the service area, from the west side to the east side. Include your street and nearest cross street in the request.
Should the air ducts be cleaned after a big fire?
Not automatically. The EPA does not recommend routine duct cleaning; it makes sense when there is visible mold, signs of vermin, or ducts clogged with dust and debris. If smoke came through the house, have the filter checked during the same visit.
