Chino Hills grew fast and late. The housing element counts about 4,200 units in 1980, 16,300 in 1990 and 25,850 in 2020, and federal estimates put the median home at 1990, with 17.2 percent of units built before 1980. The older homes cluster in Los Serranos and the Sleepy Hollow area of Carbon Canyon, where most houses predate 1970.

About 75 percent of the city lies inside its designated Fire Hazard District, which takes in Chino Hills State Park, the Tres Hermanos area, Carbon Canyon and the southern part of the city. The safety element names dry summers, drought, Santa Ana winds, steep terrain and highly combustible chaparral as the reasons the threat is high, and its table lists the 2008 Freeway Fire at 30,307 acres and the 2020 Blue Ridge Fire at 13,695.
