Homes over 50 years old and a very wide hardness range

Upland’s Housing Element states that the majority of homes in the city are over 50 years old and need ongoing maintenance such as roof repair and exterior work. Federal estimates agree on the direction: 55.7 percent of 28,280 units were built before 1980, 17.3 percent before 1960, and the median year is 1978. Renters hold 42.9 percent of 27,402 occupied homes, and 21 percent of units are in buildings of five or more.

Upland sits on the southerly side of the San Gabriel Mountains, and the Housing Element says small areas of the city lie in washes that carry designated flood hazard zones. A small part of the city, along its western edge and in the northeast, is in a CAL FIRE Very High Fire Hazard Severity Zone. Neither describes most addresses, but both are why water extraction and smoke odor belong on the list.

Water comes from the City of Upland Water Division, which in 2025 drew about 80 percent of its supply from groundwater pumped from city wells and two mutual company wells, 3 percent from its San Antonio Canyon treatment plant and the rest from imported water; other companies serve parts of the city. The 2025 report lists total hardness averaging 120 milligrams per liter, with readings from none detected to 340. That spread means mineral spots on tile and glass depend on which source fed your tap.
